BDO Unibank Home Loan is an opportunity to borrow for a house, condominium, vacant lot, or construction and renovation. The minimum loan amount is Php 500,000, with loan terms from 1 to 20 years. You may borrow up to 80% of appraised property value. Use attractive options such as a 60-day grace period or paying your monthly loan amortization, loan fees, and expenses in monthly installments.

Types of BDO Unibank Home Loans

With BPO Unibank, you may borrow money for:

  • Purchase of House and Lot, Condominium, or Townhouse
  • Purchase of Vacant Lot
  • House Construction or Renovation
  • Reimbursement of Acquisition Cost
  • Refinancing / Loan Take-out

You may also use options such as

  • All-In Financing allows you to make your loan payments and pay loan-associated costs together every month within the term of a loan.
  • Built-in Insurance is designed to repay your annual insurance premiums in 12 equal loan monthly installments without interest.
  • Light Payment Options: a grace period of 60 days (interest accrues) or interest-only payments for the first six months.

You may choose a 1 — 5 year fixing period for an interest rate that lets you control your monthly payments in the long run. After the initial fixing period, the interest rate is repriced every year. Interest rates vary from 6.50% to 8%, with lower rates for existing BDO customers.

How to apply for a BDO Unibank Home Loan?

You may apply for BDO Home Loan online or at any BDO Branch or BDO Loans Center.

To apply online:

  1. Prepare ID, income, and collateral documents.
  2. Then, visit BDO Unibank's official website and click the «Apply now» button on the Home loan page.
  3. Fill out the borrower's information: name, date of birth, civil status, citizenship, mobile number, address, and email address.
  4. Input loan information: loan amount, term, and purpose.
  5. Select the borrower's employment or business information: employment type (employed, self-employed business or professional, immigrant, others).
  6. Enter your declared monthly income.
  7. Review and apply.

You may get approval within five-ten working days after the application submission.


To be eligible for BDO Unibank Home Loan, you should:

  • Be at least 21 years old, not over 70 years old at the end of the loan term
  • Be a Philippine citizen or Foreign Nationals
  • Have a minimum gross income of Php 50,000/month or its equivalent
  • Have a stable source of income from employment or business
  • (Locally Employed) Be employed over two years with current company,

(Self-Employed) Have at least two consecutive profitable years of operation,

(Employed Abroad) Have 2 to 3 years consecutive employment, provide Assignment of Beneficiary as Loan Administrator if not in the Philippines at the time of application.

  • Provide the filled-out application form
  • Provide one valid ID (for example, Driver’s License, Passport, Tax Identification Number (TIN) ID, Social Security System (SSS) ID, Government Service, and Insurance (GSIS) eCard). For Foreigners: Alien Certificate of Registration with Work Permit
  • Add a Marriage Contract, if applicable
  • Provide Income Documents (different for locally/ internationally employed, self-employed): Certificate of Employment with Salary, Certificate of Business Registration from SEC, Proof of Remittance, Photocopy of Audited Financial Statements, etc.
  • Add Collateral Documents: Photocopy of Title, Lot Plan with Vicinity Map, Photocopy of Tax Declaration, and other documents depending on the developer and type of your loan.

How to make a payment?

Your monthly loan payments are debited from your enrolled BDO Account via Automatic Debit Arrangement (ADA).

You may also pay via Remittance to BDO Account via Fund Transfer through SWIFT Code. Visit BDO's Correspondent Bank or BDO Remit Office.


What are the fees on a BDO Unibank home loan?

When you take a BDO Home Loan, be ready to pay Appraisal, Handling, Notarial, Registration fees, Doc Stamp Tax, Credit Life Insurance (CLI) Premium, and Fire Insurance (FI) Premium. In addition, for a construction or renovation loan Inspection Fee and Contractor's All-Risk Insurance (CARI) may be applied. All fees should be paid through BDO branches to be honored and recognized.

Can I make a partial payment for my BDO Home loan?

Yes, you could pay your BDO loan in parts free of charge. However, partial payment should be made on the anniversary due date of your home loan. Pay attention that you should make the partial payment in addition to your monthly amortization payments.

Can I pay my BDO loan in full early?

There is no pre-termination fee if your loan is repaid in full before your BDO home loan maturity date. However, you will have to pay a single Processing Fee of Php 3,500. You may request a Statement of Account to get the computation of full payment.
